1. Title Search/City Maps
- These are very important documents that I will purchase from Land
Titles and the City to ensure all pertinent property details such as easements
and right of ways are readily available to potential Buyers.
2. Consultation with a Designer/Stager - The
services of a home stager help simplify and de-clutter the interior, optimize
furniture placement, and provide any further suggestions to help the property
present at its best. 96% of Buyers agents agree that Buyers are
positively affected by a staged home.
3. Professional Photography, a Virtual
3D Tour and Floor Plan - Photos, a virtual tour and
professional measurements are taken by BC Floor Plans and accompany the listing
right from the start.
4. Signage - If
you agree, I will place signage at the property in accordance with the
neighbourhood and attach a brochure box to include Feature Sheets which will
provide drive-by buyers with pertinent information about your home.
5. Multiple Listing Service- Your
property will be listed on the Multiple Listing Service® for all REALTORS® and
their clients to see. Once live on MLS an email blast will immediately be
sent to all buyers looking for your property type. In addition, your property
will receive WORLDWIDE exposure
via REALTOR.ca. and
through the RE/MAX site.
6. Website, Facebook and Linkedin - Your
listing will be featured on my personal website, as well, social media is a
part of my online presence and I am posting on these sites to feature my
listings and to broadcast Open House details.
7. Just Listed - I will
canvas your neighbourhood with professionally designed Just Listed Flyers.
8. Agent Open - Soon after
your home is listed I will contact agents who have recently shown similar homes
in your area and invite them for a Private Showing.
9. Open House - If you
agree, I will hold a Public Open House the weekend after your home becomes live
on the Multiple Listing Service®. Professionally designed Property
Information Brochures will be available for all prospective Buyers.
10. Buyer Viewings - I will
make myself available to be present for all additional viewings of your
home.
11. Communication - I will be
available at all times for your consideration and will keep you informed
regarding the progress of the sale of your home, which will include regular
emailed or verbal reports. I also recommend face to face meetings
at least once a week.
12. Negotiations - I
will review all Contracts of Purchase and Sale that are received and will
assist you in negotiating favourable terms and conditions.
13. Closing - I will
assist you in the Completion and Possession Process and provide you with
a TODO list
so nothing is missed when you are ready to move.
14. Green Totes - When you are ready to move I will drop off and pay for 50 reusable moving totes.
