Covid -19 Real Estate Safety Plan for Sellers and Buyers

Checklist for Sellers

Home Evaluation

A virtual Webex, Zoom or Facebook meeting will be set up, or we can set up a phone conference (if the appropriate tools are not available). I will also be happy to meet with you in person if preferred, ensuring we use all the necessary safety protocols.

Home Staging

I can set up for you, a virtual Webex, Zoom or Facebook meeting with my professional Home Stager. If you are able to have my stager visit your home, arrangements for a safe visit will be made.

Marketing

A 3D Matterport Walk thru virtual tour will provide buyers with the ability to view your home on their own schedule. I also provide to potential buyers, professional high resolution photos, a video tour and a floor plan of your home.

Home Viewings

It is suggested that we first prepare a Live Video Tour or Produced Video Tour of your home. I can also hold a scheduled Live Streamed Open House on the weekends.  All of these virtual tours should be done prior to any personal viewings. Upon a ‘personal’ viewing all potential buyers will have to answer a safety questionnaire. Buyers will be required to use all the necessary PPE and asked to not touch anything in your home (cupboards, closets, doors handles etc). I will make sure that the house is appropriately sanitized once the showing is done. 

*We will only book  private showings for properties that buyers are genuinely interested in.

Signing the Contract

I have become very familiar with, and have been able to guide all of my clients with virtual signing thru authentisign. If we are both comfortable meeting in person to review the contract, I can make the appropriate arrangements following all the necessary protocol.

Home Inspection

The HIABC has put forth a number of safety measures that all inspectors must adhere to while conducting inspection. This provides the best possible protection for the occupants of the inspected home and future homes, the home inspector and the community at large.

Appraisals

First and foremost we want our appraisers to be safe, so we have to revisit some of our credit policies. We want to make sure that if an appraiser deems it an unsafe environment…that we have the ability to perform drive-by appraisals, so we will take those in lieu. If we cannot provide a drive-by appraisal, then we are, on exception basis, looking at desktop appraisals.”

Completion and Possession

Although this is unlikely, you should be aware that claims may arise on completion concerning an inability to provide possession, for reasons such as the sellers being unable to move, the buyers being unable to obtain financing or the tenants being unable or unwilling to move at the time of possession (armed with ministerial orders dictating that they cannot be evicted during the state of emergency). Assuming the licensee has drafted the contract and proper subject clauses in the normal course, then arguably no good claim at law should arise. 

Tenanted Properties and Strata’s during Covid-19

All documentation for Tenanted Properties (the Tenancy Act - Emergency Program Act) as well as new protocols for Strata properties as it relates to Covid - 19 will  be reviewed in detail if you are selling one or the other or both.
